Blown and bubbling plaster
Water from a leak or a flood softens plaster and pushes it away from the wall, leaving bubbling, flaking or hollow-sounding patches.
Damaged plaster rarely stays where the damage started. Water tracks along walls, heat cracks the surface and an impact can loosen plaster well beyond the dent you can see. We strip back to sound material, replaster and leave the walls ready for decoration.
Plaster tells you a lot about what has happened to a wall. The pattern of the damage usually points to the cause, which matters for the repair and for the claim.
Water from a leak or a flood softens plaster and pushes it away from the wall, leaving bubbling, flaking or hollow-sounding patches.
As a wet wall dries, salts can come to the surface and stain the finish, so affected plaster often needs replacing rather than painting over.
Heat from a fire can craze and crack plaster and loosen it from the wall behind, even where the surface still looks intact.
A heavy knock can dent plasterboard or crack solid plaster, and the loosened area often runs further than the visible mark.
Localised damage is cut back to sound plaster and patched so the repair blends with the surrounding wall. Where plaster has blown across a large area, or a flood has soaked the lower part of every wall, stripping and replastering the full wall face is usually better, as it leaves no visible join.
In older Edinburgh properties, walls are often plastered directly onto stone, with lath and plaster on internal partitions. The repair needs to suit what is already there, so we note the wall construction when we survey.
Plaster can only be repaired once the wall has dried, so any leak needs to be fixed first. Your insurer may want the damage inspected before anything is stripped out.
Our itemised quote sets out the stripping out, replastering and redecoration so your insurer can see what the repair involves. Damaged plaster often goes hand in hand with ceiling damage, and both can be scoped together.
Let your insurer know about the damage, then request a survey. We'll record the affected walls and prepare a clear scope and quote for your insurer.
